How to Prep Your Home for the Spring Market

When the snow finally clears in East Idaho, the market picks up fast. Spring is the busiest listing season of the year, and a lot of those buyers are after a new home of their own.

It's also the most popular time to list, so there's plenty on the market. To hold a buyer's attention among the dozens of new listings nearby, your home needs to look its best the moment it hits the MLS.

Use this spring-specific checklist to make sure your home looks its absolute best for the camera and the buyers.

1. Boost your digital curb appeal

In the spring, buyers are looking for outdoor potential. Before the photographer arrives:

  • Power wash everything. Sidewalks, driveways, and siding can look dingy after winter. A quick blast of water makes the whole property look new.
  • Fresh mulch and flowers. A bag of dark mulch and a few pops of yellow or purple pansies in planters make your exterior photos pop against the greening grass.
  • Clean the windows. Spring sunlight is beautiful and unforgiving. Streaks and winter grime will show up in high-resolution professional photos.

2. The de-clutter deep dive

A deep clean before listing pays off when the offers come in.

  • Clear the counters. In the kitchen and bathrooms, aim for minimalist hotel vibes. Hide the toaster, the toothbrush holder, the dish soap.
  • Depersonalize. You want buyers to imagine their family in the house, not yours. Tuck away family photos and kids' artwork so buyers can picture their own life in the space.
  • Maximize floor space. Remove bulky rugs or extra chairs. The more floor a buyer can see in a photo, the larger the room feels.

3. Master the natural light

Spring is all about brightness. To help your photographer capture that airy, open feeling:

  • Open the blinds. Dust them off and open them wide to let in the natural spring glow.
  • Check your bulbs. Make sure every fixture has working bulbs. Ideally, use a warm white around 2700K – 3000K to keep the photos looking cozy rather than clinical.

With more daylight, buyers are more likely to inspect every corner.

  • The garage and shed. In the spring, people are thinking about gardening and projects. Tidy these areas so they look like functional workspaces instead of junk graveyards.
